Richard Gwilliam - Head of Property Research

Richard is responsible for the overall direction of property research within M&G Real Estate, including the analysis of the UK and global property markets, the formation of in-house views, and determination of strategic recommendations for the funds under management. He has fifteen years of analysis and research experience within property investment; prior to joining M&G Real Estate in 2006, he spent three years at IPD (now MSCI). Richard sits on the Research Steering Group of the Investment Property Forum (IPF), and is a former committee member and honorary treasurer of the Society of Property Researchers (SPR).

Jonathan Hsu - Head of Property Research, Asia

Jonathan is responsible for the development of investment views on Asia-Pacific real estate markets and makes strategic and tactical recommendations for investments across these markets, supporting the investment objectives of M&G Real Estate property portfolios. He works closely with the team based in London. Prior to joining the business, he was Associate Director at Invesco Real Estate Hong Kong, responsible for conducting market studies and presenting market views, forecasts, and key fund strategies to investors. He has also held various senior positions at CBRE Limited, Barclays and UBS in Hong Kong. Jonathan holds a B.S in Management Science with a focus on Finance from the University of California, San Diego.

Eunice Khoo - Senior Associate, Property Research, Asia

Eunice joined the Asia research team with over seven years of experience in real estate research. She began her career at Jones Lang LaSalle, upon graduation from Singapore Management University with a double major in Economics and Finance. After four more years as a researcher in CBRE Singapore, Eunice was an executive planner in the strategic research team at the Urban Redevelopment Authority of Singapore (“URA”). Her experience in the Singapore real estate market had a particular focus on the retail and industrials.

Emma Grew - Associate Director, Property Research

Emma overseas UK research. She is involved in the view formation, analysis and strategy for the UK markets, working on the alternative property sectors in particular and specialising in UK residential. As part of her work on the residential sector, she has developed PRISM - a quantitatively driven analysis tool that enables the assessment of markets at local authority level and aids the investment manager when considering potential acquisitions. Emma also leads strategy for the global markets. She has worked in real estate research since 2003 and joined M&G Real Estate in 2011. Previously, she worked for Hearthstone Investments, a specialist residential fund manager, ING Real Estate Investment Management, and Cushman & Wakefield. Emma has a BSc in Economics from Warwick University and holds the Investment Management Certificate as well as the IPF Investment Education Programme Diploma.

Vanessa Muscarà - Associate Director, Property Research

Vanessa has over ten years’ experience in real estate research, working in both consultancy and investment management, namely for AECOM and LaSalle Investment Management. She joined M&G Real Estate in 2014, focusing on European markets. Her responsibilities include supporting the investment decision-making process of the business’ core European funds. Her most recent studies cover topics ranging from urban connectivity to the impact of the $29 billion Grand Paris transport infrastructure project on the capital’s office submarkets beyond the CBD. Vanessa demonstrates commitment to the research community in her roles as Past Chair of the Society of Property Researchers (SPR) and member of the Urban Land Institute (ULI) Smart Urban Growth group, Urban Regeneration Council, Women Leadership Initiative and Content Advisory Board. Vanessa completed an MEng in European Civil Engineering at the University of Warwick and an MSc in European Property Development & Planning at University College London. The course included a work placement at IPD France in Paris. Vanessa is bilingual in English and Italian.

Aneta Wiak - Manager, Property Research

Aneta is responsible for the view formation and analysis of the UK office market. She is also the research and strategy specialist for the M&G UK Property Fund. Aneta has worked in real estate since 2006 and joined M&G Real Estate in 2015. Previously, she worked for Grosvenor, a private property company, focusing on the West End commercial and residential markets research. Aneta has also worked at IPD, initially in the performance analysis department and subsequently in the research department managing several research projects. Aneta has an MSc in Real Estate Investment and Management from Academy of Economics in Poznan and Postgraduate Diploma in European Real Estate from Kingston University. She also holds the Investment Management Certificate (IMC) and is a member of the Society of Property Researchers (SPR) and the Investment Property Forum (IPF).

Alex Lund - Senior Associate, Property Research

Alex is responsible for UK business space and European markets, including the formation of in-house views, fund strategies and bespoke in-depth research projects. Alex joined M&G Real Estate in 2016 and has worked in real estate research since 2012. He began his career in consultancy at Property Market Analysis, where he developed and presented market forecasts to clients from the fund management and banking sectors. Alex has a first-class BA (Hons) from the University of Leeds, holds the IMC and is a CFA Level I candidate. He is a member of the Investment Property Forum (IPF), the Urban Land Institute (ULI) and the Society of Property Researchers (SPR).

Annabel Harmsworth - Senior Associate, Property Research

Annabel is responsible for the view formation and analysis of the UK retail sector, alternative property sectors and North American markets, which informs fund investment strategies and bespoke research projects. Annabel joined M&G Real Estate in 2016 and has worked in real estate since 2013. She began her career in consultancy at AECOM where she provided research and analysis for projects which covered a range of property sectors across the EMEA region and undertook market and financial feasibility analysis and strategic planning. Annabel has a BA (Hons) in Geography from the University of Birmingham and holds an Investment Management Certificate (IMC). She is a committee member for the Society of Property Researchers (SPR) and a member of the Urban Land Institute (ULI).

Nick Blakemore - Director, Portfolio Analysis, Global

Nick heads the Portfolio Analysis Unit (PAU) providing analysis on the M&G Real Estate's global assets under management. Nick joined the Prudential in 1975, first working within the Pensions Department before moving across into the Property Department. He has focused on performance measurement since 1983, developing an in-house property performance measurement system and wide-ranging analysis. Nick is a member of the INREV Performance Measurement Committee and chair of the INREV Asset Level Data Index Focus Group. He is also a member of the Investment Property Forum (IPF).

Bhupen Kerai - Fund Financial Modeller

Bhupen is in charge of financial and cashflow modelling activities across the global business. He has over 10 years’ experience in property investment analysis. Prior to joining M&G Real Estate in 2013, Bhupen was an analyst at Grosvenor where he undertook detailed analysis for significant global capital raising, due diligence and refinancing initiatives. He began his career at IPD. Bhupen has an MSc in Operational Research from the London School of Economics and Political Science and a BSc in Management Science with Business from the University of Hertfordshire. He is a member of the Investment Property Forum (IPF) and holds the Investment Management Certificate (IMC).

Stephanie Lin - Associate, Property Research & Portfolio Analysis

Stephanie joined the Property Research team in March 2018 as a research associate focusing primarily on the UK Retail Warehouse sector as well as the North American market. She also conducts portfolio analysis and provides regular performance analysis on M&G property funds. Stephanie started her career with M&G in 2014 as a graduate. Before joining the research team, she worked in the finance, fixed income as well as equities teams within the business. Stephanie has an MSc in Economics and Strategy for Business from the Imperial College Business School and a BSc (Hons) in Economics from the University College London. She passed CFA Level II exam in 2017 and holds the Investment Management Certificate (IMC). Stephanie is a member of the Society of Property Researchers (SPR).
